From listing contract to closing, you can consider us an extension of your team. We handle all of the day-to-day tasks, so you can focus on your goals. But most of all, we provide peace of mind.

Ace of Spades is a full-service Real Estate transaction coordinator. We can start helping you as soon as your contract is signed. We will work closely with you and all other parties involved to ensure that everything goes smoothly.

We also know that many deals are unique, so we’re happy to tailor our services to meet your needs.

Our Services

We handle all of the communication and paperwork throughout the entire transaction. This list isn’t all-inclusive but provides a general idea of what we do:

Contract Management

  • Introduce ourselves to all parties as a member of your team
  • Thoroughly review and communicate all deadlines
  • Clear contract contingencies
  • Obtain any missing signatures and/or disclosures
  • Confirm Escrow Deposit
  • Create and send a timeline to your clients
  • Upload documents to your compliance platform
  • Send a copy of the executed contract to all parties including lender and title company
  • Send title commitment to the client for review

Listing Management

  • Schedule photos
  • Arrange for home staging
  • Obtain additional disclosures
  • Enter listing into MLS upon request
  • Obtain copies of HOA/Condo documents, if in an HOA community
  • Order sign post install upon request
  • Upload documents into your compliance platform

Closing

  • Obtain a disbursement authorization and send to the title company
  • Coordinate closing date and time
  • Notify Title of a mobile closer needed and provide an address, if mailaway
  • Obtain Clear to Close from Lender
  • Request and review preliminary Settlement Statement
  • Ensure closing instructions/docs have been sent to the title company
  • Confirm closing proceeds have been received in time for closing
  • Submit file/transaction for review to your broker, or confirm they have received all required documents
  • Order sign post removal upon request
  • Close out the MLS on any listings or follow up on sold MLS on buyer deals.
